All rates required payment prior to time needed, not arrears.

Tenant will be advised by Manager by text/call of issues to remedy for no charge one-time. After a period of time, the following rates may apply:

• Be advised slamming doors, noise, whistling for your dog, screaming, bright lights, exterior trailer lights, loud music, etc. may impinge on your neighbor. We are a small park; be courteous and mindful.

Fees

• Late Payment Fee $50
• Notice Fee (All Notices) $50 1st /$100 2nd/ $250 3rd & final
• RV related issues
  • Example: Your fridge broke and rotting meat is affecting park, your broken canopy is flapping and annoying your neighbors, your exterior LED lights are on all time and light pollution is affecting your neighbor, you and other occupants smoking weed, or fighting constantly, you leaving dog poop or trash, etc. $25 1st / $50 2nd/ $100 3rd
• Broken Sewer Caps $25
• Oil Spills (as quoted)
• Sabotage or Dereliction of property (Cost of repair)

Fines

• Fines apply after 5,7 or the number of days occupants fails to remedy the issue as the law applies.
• Vehicle/RV-related $50/daily
• Non-winterization of hoses/connections $50/daily
• Eviction $2500

All fees/fines are at the discretion of the manager. Occupants agrees to electronic notification of all fee and fines, Occupants are required to supply Manager with current contact information. Manager may post communication of fees due/fines on occupant vehicle/ trailer as needed and also communicate by text or call to secure the safety and peaceful existence of the park residents.
