Park Rules

  1. Quiet hours are 10pm-8am.
  2. Manger has right of refusal to make exceptions or extensions for rent payments. Any fines or missed payments must be paid upon receipt of invoice.
  3. Keep all trash and weeds picked up in your space, there may be fines and expulsion for any trash for a long period of time that has not been cleaned up.
  4. Use of clubhouse bathrooms may not exceed 30 minutes any day by all trailer occupants there are others that need to use the bathrooms. Be respectful of others that use the bathrooms by cleaning up after yourself. The clubhouse doors must be locked at all times. The lights need to be turned off when you are not in the building. When parking by the building you can’t park by the door or in the middle of the road. Use the parking space by the dumpster. The dumpster gets picked up Monday and Thursdays.
  5. All facilities are only for registered full-time park occupants. No unaccompanied minors allowed. Your door code access is the property of the park. Don’t share with people that are not living in your trailer, if you have visitors walk them down to the bathrooms.
  6. All water, sewer, and electric fittings must be non-leaking and weather tight. Unhook your utilities if you can’t pay your rent. Your neighbor is paying for services, it’s only fair that you pay your fair share. Lets all work together to keep the bills down.
  7. Every full-time occupant must have ID on file with manager. Bring your ID to the office. Current registered vehicles only in your lot. All RV’s/vehicles must be registered with the park manager when renting your site. Registration number/ expiration, VIN, owner contact, plate, and a photo of the registered vehicles.
  8. Dog poop must be picked up and disposed of in the trash same day (not the ditch). We are dog friendly to responsible owners. Dogs left chronically barking, or without water, will be reported and you will be asked to leave the park immediately. Calling/ whistling for loose dogs is an impingement on others, don’t do it. Use kennels with dog houses instead of leads if you are away. Occupants may not leave dogs outside for over an hour on leads.
  9. Deposits are only returned if 30 days’ notice/monthly and, 7-day notice on weekly for check out is given and at discretion of manager.
  10. Don’t Park unless you have paid or made arrangements with the manager.10. Store all personal items under the trailer neatly, or in an outdoor storage bin. Anything beyond your trailer walls is subject to fines for excessive trash/non secured belongings.
  11. Keep grills (grease/smoke) and fires away from your neighboring trailers. No outdoor air conditioners.
  12. Enter/Exist/Park in your area only and only off the midway alley, or on 300W/400W. All vehicles/trailers must have all their windows and current registrations, no junk cars please. Keep the alley clear and all general access areas at all times. There is a 5MPH speed limit in the park. There are kids and pets that might run into the road.
  13. Occupants agree to electronic communication via text or email, or both, and current occupant contact information is to be updated with management if any changes are made.
  14. This park does not accept any government related vouchers, or forms of payments.
  15. Pallets/straw and excess wood are fire hazards and are strictly prohibited. Same for blue traps and unsightly “storage” solutions. Keep it neat. Generators are only permissible if there is an outage.
  16. Be advised non-payment of rent may result in liens on personal property to satisfy accrued fines. Occupant’s consent to this policy by being a resident. If lien amount exceeds or approaches value of vehicle, park reserves the right to tow it to impound until fees are paid. All fees related to this are chargeable to the occupant.
  17. Be advised security cameras on the property exist for the safety of our occupants.

  19. The park can cancel reservations if they are more than 60 days from the initial booking date. Reservations canceled by the park are fully refundable.

 

Management reserves the right to repost revised notices at will. Effective Immediately and until further notice.
